As one of the founders of Bay Associates, Winer brings over thirty-five years of experience in leasing, selling and financing all forms of residential and commercial real estate: from multi-family to condominiums, office, retail, industrial, hospitality, and land development. Winer has been successful at placing private and institutional equity in complex transactions. His expertise in real estate began in 1971 as Manager of Fairfield Realty, a real estate brokerage firm located on Newbury Street in Boston’s Back Bay. Three years later, he became a licensed real estate broker, and then President of Bay Associates Realtors, Inc., a full service real estate company that specialized in property management and sales. During the late 70’s and early 80’s, Winer purchased and rehabilitated properties under the name Triad Development, and in 1987, he became a partner of Leatherbee Mortgage and Development. Winer specialized in condominium conversions and mortgage brokerage during this time. In 1996, Winer's focus turned to placement of debt, equity, commercial sales and workouts. Since 2006, Winer has founded Capital Access Residential, Inc., a residential mortgage brokerage firm that is licensed by the State of Massachusetts and New Hampshire Division of Banks. Under his leadership, Capital Access placed more than $1 billion in commercial finance and also acted as a correspondent for Fannie Mae, Freddie Mac and HUD. Winer is a proud graduate of Northeastern University School of Business Management.

John Sambucci - founder

After Graduating from Northeastern University in 1996 with an Accounting degree, Sambucci began working for top real estate developers in New England, including New England Development, National Development and Cabot Trust. During this time, Sambucci was a lead accountant for these companies, overseeing the accounting and financial aspects of major retail malls and office buildings during and after development phases. In addition to many years of real estate experience, Sambucci also worked as a consultant for real estate law firms and held the full time position of CFO for a national law firm in Newton, Massachusetts for five years. In 2005, Sambucci founded Residential Trading, a real estate company specializing in the purchasing and sales of residential properties in the Boston area. This portfolio consisted of condo units in the Back Bay and Beacon Hill areas. In 2012, Sambucci became a founding partner of City Point Development, which specialized in the purchase and sale of condo units, multi family, and condo conversion’s in Back Bay, Beacon Hill, South Boston, East Boston and Newton, Massachusetts. City Point Development acquired over thirty units. In 2013, Sambucci formed a subsidiary company, City Point Asset Management, where he primarily held property for long term rentals. City Point Center was later formed in 2014 for the purposes of building a large apartment building in South Dorchester. Sambucci is currently working on 2016 portfolios in East Boston and Quincy, and also overseas projects in London and Ireland.

Michael O’Malley - founder

Is the director of planning and zoning for City Point Development. He brings over twenty years of experience in both residential and commercial development within the city of Boston. Prior to joining City Point Development, O'Malley was the owner of a residential construction company, and was a lead supervisor for large developers in projects in downtown Boston and neighboring towns. His numerous years of experience in design, team building, along with city and neighborhood relationships have been instrumental in the success of City Point Development. He is also involved with the day-to-day oversight of architectural planning and supervision of City Point projects. O'Malley is currently developing a hotel in Ireland and residential projects outside of London, United Kingdom.

Susan Chen - founder

Having visited and spent time in over thirty five countries, Chen co-founded Bay Associates due to her impressive international profile and strong interest for how different communities affect real properties, global architecture and design. Chen is currently working on both residential and commercial real-estate investment opportunities as an independent professional. A native speaker of Mandarin, Cantonese and English, Chen has developed relationships across Asia. She continues to broaden her knowledge in real property law and interior design, among others. Through her work at Bay Associates, Susan is also pursuing her interest in hospitality, specifically lifestyle and boutique hotels in global gateway cities.
